Before Anything Happens With Your Home

Most homeowners don’t start with a Realtor.

They start at the kitchen table.

Trying to figure out what actually needs to be done first.


Do we replace the flooring?

Do we leave it as-is?

Does the backyard need work?

Would updating anything even change the outcome?


These are the decisions that show up long before a home ever hits the market.

And most people end up guessing.


Sometimes that guess turns into time and money spent that didn’t need to be.


What makes it harder is that most of the information out there pushes in one direction—

do more,
update more,
spend more.


But that’s not always what actually moves the needle.

Some updates matter.

Some don’t.


Some create leverage.

Others just create work.


And without context, it’s easy to treat everything like it carries the same weight.


Over the next few weeks, I’m going to start breaking these down more directly.

Not from a “how to sell your home” standpoint…

But from what actually makes a difference when the time comes.


Because in most cases, it’s not about doing more.

There are a lot of different things a homeowner can do to prepare their home for sale.

But in most cases, it comes down to understanding the expected outcome.

It’s the simple things—how your home presents online, and the first impression when someone arrives—that tend to capture a buyer’s attention.

When you’ve lived in a home for years, it’s not always easy to see it through that lens.

But that’s what matters.

Take your time. Be precise.

And in many cases, avoid putting time and money into work that doesn’t change the result.
